Planned Unit Development (PUD) Approved for Central Business District
On December 7, the Board of Trustees voted 6-0 to approve a Preliminary Plan for the first Planned Unit Development (PUD) in the Village. A PUD is a type of special zoning use that grants flexibility in applying Zoning Ordinance standards, provided the development offers public benefits and serves the public interest.
The PUD will be a multi-family, mixed-use building at 28 and 30 E Burlington Street, in the heart of the Central Business District. The 5 story, 51,000 square foot building will contain 22 residential units, including two live/work units on the ground floor. The developer will rent the residential units as apartments.
This is the first Transit-Oriented Development to be approved since the Village's Zoning Code was updated earlier this year to encourage new Transit-Oriented Development (TOD). The building will be a four-minute walk from the train station.
Within a year, the property owner must submit a set of Final Plans for the Village Board's review. The Final Plans will be similar to the Preliminary Plans, but more detailed.
If the Board approves the Final Plans, the developer will obtain the required permits from the Village and other agencies before beginning construction. Regular updates on the development will be published on the Village website.
