1. When am I required to have a building permit?

The Village of Riverside requires that all building and construction projects (including alterations, repairs and demolitions) that cost more than $500 obtain a building permit prior to work beginning.

When the work being done is cosmetic only, permits are not required. This includes painting, carpeting, tile work, refinishing hardwood floors, and sealing driveways.

Please contact the Community Development Department if you are uncertain as to whether a permit is required for a particular project.

2. How much does a building permit cost?

Building permit fees vary depending on the cost of the project, inspections required and plan review costs. Some projects will also require a right-of-way deposit that will be refunded once the project is complete and the curbs, sidewalks, and parkway are restored to their original condition.

The basic permit fee is $100 or 1.75% of the value of the job, whichever is greater. Additional fees may be added for electrical and plumbing work, plan reviews, and parkway deposits. Since permit fees are not determined until after the permit is approved, permits must be paid for upon pickup and not before. The full list of fees can be found here. 

3. What documents do I need to turn in for a building permit?

• Completed Building Permit Application (Must include a list of all contractors)
• Copy of the signed contract between the property owner and the General Contractor or signed contracts with each contractor and subcontractor showing the scope of the work and the cost.
• Plat of Survey
• 3 sets of architectural-style construction plans (4 sets if grading and for additions/accessory structures with a footprint 400 sq. ft. and greater)
• Contractor information for each contractor working on the project

4. How do I report a property maintenance issue?

Property maintenance is handled through the Community Development Department. You must contact the department either in person or by calling 708-447-1241. The address of the property and a brief description of the issue to be addressed must be included in any report filed.
